What is open concept kitchen?

Creating an open concept kitchen usually means removing or opening a wall between the kitchen and an adjoining room. Two things determine what the job costs: whether that wall carries structural load, and what services run inside it. A non-load-bearing partition with nothing in it is a modest job. A load-bearing wall carrying a floor above, with a waste stack and circuits inside, needs an engineer, a beam, temporary support and a permit.

The job

How open concept kitchen actually works

  1. Determine whether the wall is load-bearing

    This is established by tracing the load path, not by tapping the wall. What matters is what sits above: joist direction, whether a wall or a roof structure lands on it, and whether the foundation below suggests it was always structural. On many houses it is not obvious from either side.

    Watch for: Anyone who tells you a wall is non-load-bearing from a walk-through without looking above the ceiling or below the floor. It is the single most consequential judgement on this job and it is not a visual one.

  2. Engineer's design and beam specification

    If the wall carries load, a structural engineer calculates the load and specifies the beam, its bearing at each end, and the padstones or posts that carry it down to something adequate. The design is what the permit is issued against.

    Watch for: A beam sized by the builder from experience. Even where it turns out adequate, unengineered structural alteration is a problem at sale, at refinancing and on any insurance claim.

  3. Trace the services inside the wall

    Kitchen-adjacent walls commonly carry circuits, switching, sometimes a waste stack or supply pipework, and occasionally a duct. Each of these needs a new route designed before demolition, not discovered during it.

    Watch for: A quote that does not mention re-routing anything. If nobody has said where the switches on that wall are going, that work has not been priced.

  4. Temporary support and permit

    Before the wall comes out, the load above is picked up on temporary support — needles and props, or an acrow arrangement, sized for the job. The permit is applied for on the engineer's design, and inspections are scheduled at defined stages.

    Watch for: Demolition beginning before temporary support is installed and checked. This is the point in the job where mistakes are not recoverable, and it is the one stage worth being on site for.

  5. Removal, beam installation and making good bearings

    The wall is taken down in a controlled sequence, the beam is lifted into position onto its prepared bearings, and the load is transferred off the temporary support onto it. The bearing ends are the critical detail.

    Watch for: Bearings built onto whatever is already there. The beam has to land on something capable of taking the load down to the foundation — that often means new padstones or a post, and it is not optional.

  6. Services re-routing and structural inspection

    Circuits, switching and any pipework are re-run on their new routes, and the structural work is inspected before it is covered. Only after sign-off does anything get boarded.

    Watch for: Boarding out before inspection. An inspector who cannot see the bearing detail will not approve it, and opening it up again is at your cost.

  7. Finishing the junction between two rooms

    Ceilings, floors and skirtings from two rooms now have to read as one. Floor levels frequently differ, ceiling finishes rarely match, and the beam is either expressed deliberately or boxed into something that looks intentional.

    Watch for: The beam boxed in as an afterthought, leaving a downstand that reads as a mistake. Decide early whether it is a feature or concealed — retrofitting that decision means re-doing the ceiling.

The indicators are joist direction — walls running perpendicular to joists are more likely to be structural — whether another wall or a roof structure lands on it, and whether there is a foundation beneath. None of these is conclusive alone, and in altered houses the load path is often not what the original plan suggests. This is a question for a structural engineer.
For a load-bearing wall, essentially always: structural alteration is permittable work with inspections, and the permit is granted against an engineer's design. For a genuinely non-structural partition, requirements vary locally and the trigger is more often the electrical or plumbing work inside the wall than the wall itself. Either way, unpermitted structural alteration causes problems at sale and on insurance claims.
Sometimes. Where the floor structure above has enough depth, a beam can be installed flush within it so the ceiling remains flat — but this is more work, requires the joists to be hung off the beam, and is not always possible. A downstand beam is cheaper and quicker. Ask for a section drawing showing which you are getting before you agree the price, because it is not evident from a floor plan.
Noisier, reliably — one large hard-surfaced space with a kitchen in it carries sound in a way two rooms did not. Temperature is more variable: the combined space is larger and may need rebalancing, and if the wall previously separated a heated room from a cooler one you will notice. Both are manageable, but they are real changes and neither is visible in the photographs that sell this idea.
It depends on the household rather than on fashion. It suits people who want to be with others while cooking and who have an under-used adjoining room. It suits heavy daily cooking, households on different schedules, and anyone who needs the acoustic separation much less well. The demolition and beam installation itself is a short, intense phase — days rather than weeks. What extends the programme is everything around it: the engineer's design, the permit, the inspection at the point the structure is exposed, re-routing services, and then making good two rooms' worth of floor, ceiling and trim so they read as one space. The finishing is usually the longest part.
