How smart home installation actually works

  1. Write down the outcomes, not the products

    A good scoping conversation starts with sentences like "the outside lights should come on before we get home" and "I want to see who is at the door from work" - not with brand names. Outcomes survive; product lines do not. An installer who opens with a hardware list has skipped the only step that protects you.

  2. Survey the house as it actually is

    Where is the incoming service, where is the router, what is the construction of the walls, is there attic or basement access, is there conduit anywhere, how many storeys, and is there anywhere central and ventilated to put equipment. This is the step that decides most of the price.

  3. Fix the network before anything else

    Every smart device is a client on your network, and a network that is merely adequate for streaming will not be adequate for forty always-on devices. Coverage, access-point placement, and whether those access points can be hardwired come before any device purchase.

  4. Decide what has to be wired, while the decision is still cheap

    Cable is only expensive when the walls are closed. If anything is open - new build, gut remodel, a re-plaster, a ceiling coming down - every run you might conceivably want should go in now, including spares. Wireless can be added at any time; cable frequently cannot.

  5. Choose a control approach and let it constrain the shopping

    Whether you standardise on one ecosystem, run a hub that bridges several, or accept a couple of separate apps is a decision to make once, up front. Every device bought after that decision either fits it or does not - and that is what "compatible" should mean in your house.

  6. Sequence the trades so nothing gets opened twice

    Anything inside a wall goes in before the wall closes. Mains-side work - new circuits, switch boxes, panel changes - is licensed and gets scheduled with the electrician. Low-voltage cabling is pulled at the same stage. Devices, keypads and cameras are fitted at second fix, after paint.

  7. Commission, document and hand over properly

    Commissioning means every device joined, named consistently, grouped by room, tested by the people who will actually use it, and firmware brought up to date. Documentation means a cable schedule, a device list, and - critically - accounts that belong to you rather than to the installer.

    Watch forA system set up entirely under the installer's account or a personal email address. If you cannot administer your own house without phoning them, that is a commercial arrangement dressed as a technical one. Get owner-level credentials at handover, in writing.

  8. Live with a small version before scaling it

    Run one room, or one outcome, for a few weeks before extending it across the house. Household habits reveal themselves quickly, and a scheme that annoys two people in one room will annoy them ten times more in ten rooms.

When smart home installation is the wrong call

When saying yes is the wrong move:
  • You are about to renovate the rooms in question. Anything mounted, wired or plastered in now gets demolished. Wait for the walls to be open - it is cheaper then and better then.
  • Your internet connection itself is the problem. No amount of automation improves an unreliable line. Fix the service and the router first; a smart house on a bad connection is a house that stops working at random.
  • You rent, and the work involves cutting into walls or changing switches. Plug-in devices and freestanding hubs travel with you. Hardwired work does not, and it usually needs the landlord's written consent.
  • Nobody in the household actually wants it. Automation that one person configures and everyone else works around gets ripped out. If the people who use the rooms have not been asked, do not start.
  • You are selling within a year. Buyers rarely pay for someone else's automation, and proprietary systems tied to an installer account can be an active negative at sale.
  • You want one specific thing to work. One thermostat, one doorbell, one set of lights - buy the device and hire the relevant trade for that job. A whole-project scoping exercise is overhead you do not need.

  • Setting up plug-in devices, hubs and apps, and naming rooms consistently from the start
  • Running cable yourself in an open, unfinished space if you are comfortable and it is low-voltage only

Call a licensed pro

  • Anything on the mains side - new circuits, switch legs, panel work, or adding a neutral to a switch box
  • Retrofit cable routing through finished, insulated or fire-rated walls, where the routing and the patching are the whole skill
  • Anything passing between floors or through a fire separation, which has firestopping requirements
  • Exterior work - penetrations, weatherproofing and any run leaving the building envelope
  • A whole-house design where several trades have to be sequenced around each other and around a build programme
Before you sign

What to check when hiring for smart home installation

  • What will you do about my network, and will you test it before quoting devices? If the answer is "your Wi-Fi should be fine", the reliability complaints are already booked in. The network is the foundation and it should be surveyed, not assumed.
  • Which parts of this need a licensed electrician, and are they on your team or subcontracted? Mains work is licensed. Knowing who holds that licence, and whose insurance covers it, matters before anyone opens a switch box.
  • If I stopped working with you tomorrow, could another company take this over? The most important commercial question on this page. Proprietary platforms and installer-held accounts turn maintenance into a permanent relationship you did not choose.
  • What are you leaving in the walls that I have not asked for? Good installers pull spare cable while the walls are open. It costs almost nothing now and is the difference between a cheap and an expensive change in five years.
  • Whose accounts and passwords will the system be under at handover? They should be yours, at owner level, handed over in writing. Anything else is a lock-in you will discover at the worst moment.
  • What happens to this system when the internet is down? Some setups keep working locally; some become inert. Neither answer is wrong, but you should know which one you are buying before the first outage.
  • What is out of scope in this quote? Patching, decorating, furniture moving and mains work are the four things most commonly excluded and most commonly assumed. Get the exclusions written down.

Establish your network. Coverage, access-point placement, and whether those access points can be hardwired decide whether anything else you buy will behave. Devices bought before the network is sorted are the most common source of "it works sometimes" complaints, and no amount of device swapping fixes it. After the network comes any cable that has to go inside a wall, and only then devices.
A great deal of it is genuinely self-installable - plug-in devices, hubs, apps, cameras that mount to an outside wall with an existing outlet nearby. Where a professional earns their fee is the physical layer: mains-side work, which is licensed; cable routed through finished walls; and sequencing several trades around a build programme. If your project is mostly plug-in, hire nobody. If it involves the inside of walls, hire early rather than late.
Decide your control approach before you shop, and check that each purchase fits it - not that it merely has an app. Be sceptical of "works with" badges, which sometimes mean full local control and sometimes mean a cloud-to-cloud link that can only turn something on and off. And buy in small batches: one device of a kind, lived with for a couple of weeks, tells you more than any review.
Both, in the right places. Wireless is fine for most sensors, switches and lights, and it can be added at any time. Cable earns its keep for access points, for anything that moves serious data, and for devices you cannot afford to have drop out. The decisive factor is not technical, it is timing: if walls are open, run cable now, because that same run costs many times more once the plaster is on.
It is not usually one visit. A network fix and a handful of devices can be a day. A project involving cabling is scheduled around the building work - cable is pulled while walls are open, devices are fitted after decorating, and commissioning happens last. The elapsed time is therefore set by the renovation programme rather than by the technology, which is exactly why the scoping conversation needs to happen early.
Buying hardware first. The pattern is consistent: devices arrive, the network cannot carry them reliably, a hub is bought to bridge the gap, a second ecosystem creeps in, and eventually a chunk of it is replaced. The devices were rarely the problem. Sequencing the project - network, then cable, then devices - costs nothing and prevents almost all of it.
