Window repair - what is actually fixable

What is window repair?

Window repair covers the mechanical and frame faults that stop a window working: balances and sash cords, cranks and operators, locks and latches, weatherstripping, and rot in wood frames. Most of these are inexpensive on a window whose parts are still made. The thing nobody tells you before you pay for a service call is that on many vinyl units over roughly fifteen years old the hardware has been discontinued, and no amount of skill substitutes for a part that no longer exists. Fogging between the panes is a separate, glass-only problem.

Signs you need window repair

• The sash drops when you let go of it, or takes two hands to lift - almost always failed balances or broken sash cords, and one of the cheapest repairs there is
• A casement crank turns freely without moving the sash, meaning the operator gearbox has stripped
• The lock no longer lines up with its keeper, which usually means the sash has sagged rather than the lock having failed
• Wood is soft at the bottom corners of the sash or at the sill, where water sits longest
• Cold air moves past the meeting rail rather than merely coming off the glass - that is worn weatherstripping, not a dead window
• The window opens but will not stay open, will not close fully, or binds diagonally in its frame

How window repair actually works

   Diagnosis, and identifying the window

   A competent repair visit starts by working out who made the window and when. There is often a stamp in the balance channel, on the spacer between the panes, or on a sticker in the jamb. That identification decides whether parts exist.

   Sourcing the part

   Balances, operators, locks, keepers and weatherstrip are largely generic-by-profile rather than universal. A specialist repair firm carries or can match most common profiles; a replacement-window company generally does not.

   The repair itself

   Most hardware work is done in place in under an hour per window. Wood rot repair is different: sound material has to be cut back, the void filled with an epoxy consolidant and filler or a spliced-in section of timber, then primed and painted.

   Finding out why it failed

   Rot means water is arriving from somewhere - a failed exterior seal, a blocked drainage path at the sill, or something above the window. Sagging sashes on several units at once can mean the house has moved.
