How window replacement actually works

  1. Decide whether it is really all of them

    Almost every quote you get will be for the whole house, because that is where the crew economics work. Walk the house yourself first and mark which windows have an actual failure and which ones are simply old.

    Watch for: A quote priced only as a whole-house package with no per-window figure. If six windows are failing and eight are fine, you are entitled to a number for six. A company that will not price six is telling you something.

  2. Measure and note each opening yourself

    Width, height, and whether the interior trim, exterior trim and sill look sound. You are not producing an order — you are producing a list that every quoting company has to price against the same way.

    Watch for: Salespeople who take their own measurements and never show them to you. You want your list and their list on the same page.

  3. Get three quotes, and force them into the same shape

    Insist on: per-window line items, the exact product line (not just the brand), the glass package, the NFRC U-factor and SHGC numbers, whether each opening is insert or full-frame, and labour warranty stated separately from product warranty.

    Watch for: A single lump sum with a brand name at the top. That is not a quote, it is a price. Two lump sums cannot be compared, which is why they are given as lump sums.

  4. The in-home appointment

    Expect two to three hours for the national in-home sellers. There will usually be a presentation, a demonstration, a retail price, and then a smaller price contingent on signing tonight.

    Watch for: A price that expires when the salesperson leaves your house. Every legitimate quote survives 48 hours. The "today only" number is a negotiating structure, not a discount, and it is the single clearest signal to stop and get another quote.

  5. Contract, deposit and lead time

    Windows are made to your openings, so there is a manufacturing lead time between signing and installation — commonly several weeks. Deposits are normal; very large deposits are not.

    Watch for: A contract with no completion window, no per-opening schedule, and no statement of what happens if a unit arrives damaged or mis-sized. Re-orders happen; who pays for the delay should be written down before it does.

  6. Installation day and final payment

    The crew that arrives is often not the crew that sold you. Confirm before install day who is doing the work, whether they are employees or subcontractors, and who carries the labour warranty.

    Watch for: Paying the balance before you have operated every sash and lock yourself. Final payment is the only leverage you have left, and the install-quality checks are quick.
