Inventory the future loads, not only today's bill
List what you will add in the next three to five years with realistic amp draws: charger level, heat-pump outdoor unit, range, dryer, water heater, spa. Guessing "we might get an EV someday" without a number produces either overbuilding or a second panel project later.
Watch for: A contractor who sizes only for the appliance you mentioned this week. The second project is how people buy two service upgrades.
Load calculation and service reality check
A proper calculation compares demand against service size and panel spaces. Outcomes split cleanly: keep the service and free spaces with a subpanel; replace a defective panel at the same amperage; upgrade the panel; or upgrade the utility service and meter. Each is a different ticket.
Watch for: A one-line "you need 200 amps" with no arithmetic. Ask for the calculation on paper.
Branch-circuit plan for the big appliances
Dedicated circuits, correct receptacles or hardwired disconnects, and paths through finished spaces decide cost as much as the panel does. Kitchen remodels and garage EV runs often dominate the labour even when the panel job looks simple on paper.
Watch for: Panel work quoted tightly and circuit runs left as "allowance". Allowances are where overruns live.
Grounding, bonding and protection catch-up
Older homes often need grounding electrode updates, bonding corrections and modern arc-fault or ground-fault protection when panels and circuits change. These are not decorative line items; they are frequently required for inspection on upgrade work.
Watch for: Optional-looking grounding charges that an inspector will fail anyway. Price them honestly up front.
Sequence the outages and the trades
Utility disconnects, panel changeovers and kitchen rough-ins should be ordered so crews are not waiting on each other and so you are not powerless twice. If HVAC or EV equipment is coming, electrical rough-in should land before final equipment set when possible.
Watch for: Equipment delivered before the circuit exists. Storage fees and change orders follow.
Permits, inspection and a house map
Upgrade packages almost always need permits. At handover you want a verified panel directory, a simple one-line description of what changed, and copies of inspection sign-off. That package is worth more at resale than a pile of device boxes.
Watch for: No as-built notes after a multi-circuit project. The next electrician will bill you to rediscover the house.
Budget contingency for discovery in old walls
Older houses reveal abandoned junctions, undersized feeders and surprise shared neutrals when circuits are added. A written contingency and decision process beats a frozen fixed price that forces unsafe shortcuts when walls open.
Watch for: Hard fixed prices on exploratory work in pre-1960 walls with no allowance language. Something will be found.
