Wood floors do not usually wear out — their finish does. Once the finish is gone the wood itself takes the damage, and then you need a full sand at $3–$8 per square foot instead of a recoat at $1–$2. The right moment to recoat is when the sheen dulls in traffic lanes but before you can see bare wood. Most people wait years too long.

Water is the enemy for everything except tile and vinyl. Standing water at a dishwasher, a fridge line, or a shower threshold is what turns a floor problem into a subfloor problem, and subfloor replacement runs $3.50–$12 per square foot. Check under and behind appliances twice a year.

Vinyl plank is rated for at least 20 years and up to 50 with proper care, but it is scratched by grit, not by feet. Doormats at every entrance and felt pads under furniture do more for a vinyl floor than any cleaning product.

Skip the miracle products. Oil soaps, wax-based cleaners and steam mops cause a large share of the finish failures that installers get called back for, and using them can complicate a warranty claim. Use whatever the manufacturer's care sheet names, and keep that sheet.

How to choose

Recoat on a schedule, not on damage

$1–$2 per square foot to recoat versus $3–$8 to sand. Waiting until you see bare wood is the expensive path.

Grit is the real abrasive

Mats at doors, pads under furniture, and regular sweeping do more than any product.

Keep steam mops off wood and laminate

Forcing moisture into seams is exactly the failure mode these floors have. Many manufacturers exclude it.

Check behind appliances twice a year

Slow leaks at ice makers and dishwashers are the most common cause of a subfloor bill.

Keep the manufacturer care sheet

Using a cleaner the manufacturer names is also your defense if you ever file a warranty claim.
