A pergola is an open framework of posts and beams with slats or louvres across the top, giving partial shade and defining a space without enclosing it. It is a straightforward structure with one significant engineering demand: wind. An open frame catches and lifts, so how the posts are anchored to footings — not how the roof is built — is what keeps it in place. In snow climates the top structure carries real weight as well, and a louvered or covered system changes that calculation completely.

Attached, freestanding — or on a deck, which is a different job
A freestanding pergola stands on its own footings. An attached pergola ledgers to the house, which means fixing into the wall structure and flashing that connection so water cannot get behind it. A pergola on an existing deck is a third case entirely: the deck frame has to carry concentrated post loads and resist uplift, which most decks were not designed to do.
Watch for: Posts bolted onto deck boards or onto a deck frame nobody has assessed. That is a deck framing question and belongs with a deck builder — the load has to reach the footings, not stop at the joists.
Footings sized for uplift, not just for weight
The governing load on an open structure is usually wind trying to lift it, so footings are as much about anchorage as about bearing. In freezing climates they also go below frost depth, otherwise the structure moves seasonally and racks out of square.
Watch for: Posts on surface-mounted brackets set into paving or into shallow blocks. It looks solid, it holds up fine on calm days, and it is the reason pergolas end up on their side in a storm.
Permits, setbacks and HOA approval
Many jurisdictions permit pergolas above a certain size or when attached to a dwelling, and setbacks from property lines apply. HOAs regulate them frequently, often on appearance and colour as well as siting.
Watch for: Assuming an open structure is exempt because it has no solid roof. That is true in some places and not in others, and an unpermitted attached structure is a problem when you sell.
Choosing the system — timber, aluminium, vinyl or louvered
Timber is the traditional look and needs finishing and maintenance. Aluminium systems are lighter to maintain and often come as engineered kits. Louvered pergolas with adjustable or motorised blades are a different product again: they can close to shed rain, which means they also collect load, and the powered ones need an electrical supply.
Watch for: A louvered system specified without anyone checking what it weighs closed, or in a snow climate, what it holds. Adjustable-roof systems are engineered assemblies and must be installed within their manufacturer's instructions and ratings.
Post setting, squaring and bracing
Posts are set plumb, square and to a consistent height, and the frame is braced so it resists racking — an open rectangle wants to become a parallelogram under lateral load, and the bracing or the joint design is what stops that.
Watch for: A structure with no visible bracing strategy and simple butt joints. It may feel firm on the day and develop a lean after a couple of windy seasons.
Beams, rafters and the slats that produce the shade
The shade you get depends on slat depth, spacing and orientation relative to the sun's path. Deeper slats spaced closely and run in the right direction shade far more than the same material laid the other way.
Watch for: Slat spacing chosen for looks only. A widely spaced pergola over a dining table gives you a stripy sun pattern and not much relief at midday. If shade is the goal, say so and have the spacing designed for it.
Water, wall connection and drainage
An open pergola does not shed rain, and that is fine. Anything that does — a louvered roof closed, a canopy, a polycarbonate panel — creates runoff that has to be directed somewhere, and an attached structure needs proper flashing at the wall.
Watch for: A ledger fixed to the house with sealant instead of flashing. Water gets behind it, and it does its damage inside the wall where you will not see it for years.
Finishing, electrical and handover
Timber is sealed or stained, hardware is checked, and any lighting, fans or motorised controls are connected by a licensed electrician. You should be told the maintenance cycle for the finish.
Watch for: Lighting or fans wired by the carpentry crew. Outdoor electrical is licensed work and fans in particular need a fixing rated to carry a moving load.

The question the whole structure depends on. You want a specific footing description, not "we set them in concrete".

Sealant is not flashing. This connection is the main way an attached structure damages a house, and the damage is hidden.

Shade performance is a design output. Ask for it explicitly rather than being surprised in July.

Only relevant in some climates, but critical where it is — especially for closed louvered or panelled roofs.
