What is patio installation?

Patio installation is an excavation job with a decorative finish on top. A crew strips the topsoil, shapes the subgrade to a slope that carries water away from your house, builds and compacts a base of crushed aggregate, then sets the surface — pavers, poured concrete or natural stone — on top of it. The surface is what you choose; the base and the slope are what decide whether the patio is still flat in ten years.

How patio installation actually works

  1. Siting, slope and the house connection

    Before anything is priced, the patio needs a location and a fall. Paved surfaces shed water rather than absorb it, so the design has to decide where that water goes — away from the foundation, and not onto a neighbour. Door thresholds, existing grade and any basement or crawl space below all constrain the finished height.

    Watch for: A patio designed flat, or sloped toward the house because that is the easier grade to hit. This is the single most expensive mistake on the list, because the damage lands in your foundation rather than your patio.

  2. Utility locates and what is under the dig

    A patio excavation is deep enough to find things. Public utility locating has to happen before a shovel goes in, and it does not cover private lines — irrigation, low-voltage lighting, a gas run to a grill, a septic field, the line to a detached garage.

    Watch for: A crew that arrives with a mini-excavator and no locate tickets. Also ask specifically who is responsible for private lines, because the free public locate service will not mark them and the contract usually excludes them.

  3. Permits, setbacks and impervious surface limits

    Rules for patios are genuinely local. Many jurisdictions treat an at-grade patio differently from a raised one, and separately cap how much of a lot can be covered in impervious surface. HOAs frequently regulate material and colour on top of that.

    Watch for: Being told "you never need a permit for a patio". Sometimes true, often not, and it varies by municipality and by how close you are to a property line, a septic field or a wetland buffer. Get the answer from the building department, in writing, before the deposit.

  4. Excavation and subgrade preparation

    Topsoil and any organic material comes out entirely — it compresses and rots, and anything built on it settles. The exposed subgrade is then shaped to mirror the finished slope and compacted before a single stone of base goes down.

    Watch for: Excavation that stops at the depth needed for the pavers plus an inch or two. Soft or wet subgrade being covered rather than dealt with is the other one — if the ground pumps under the plate compactor, that is a problem to solve, not to bury.

  5. Base construction, in compacted lifts

    Crushed aggregate is placed and compacted in shallow layers rather than dumped in one go, because a compactor only densifies a limited thickness at a time. Depth depends on the soil, the climate and whether anything will drive on it — a patio spec is not a driveway spec.

    Watch for: One deep dump of stone and a single pass with a plate compactor. Ask how many lifts and what depth each one is. If the answer is vague, the base is the line item being cut, and you will not be able to see it once the surface is on.

  6. Edge restraint

    Any unit paving — pavers, cut stone, brick — needs a restrained perimeter. Without one, the outer courses migrate outward under foot traffic and freeze cycles, joints open, and the field of paving slowly loses its interlock from the edges inward.

    Watch for: Edging spiked into loose fill rather than into compacted base that has been extended past the paving line. The restraint is only as good as what it is pinned into.

  7. Setting the surface and finishing the joints

    The setting layer is screeded, the surface is laid to the pattern and cut in at the edges, and the joints are filled and locked. Poured concrete substitutes forming, reinforcement, the pour itself and control joints for this stage.

    Watch for: Cuts made dry with no dust control, and a finished level that leaves door thresholds or a lawn edge sitting proud. Ask to see the transition detail at the house before it is built.

  8. Grading back, cleanup and handover

    Spoil from the excavation is a real volume and has to go somewhere. Surrounding grade is restored so it drains away from the new hard edge, and the crew should walk you through joint sand, sealing, and what settlement in the first season is normal.

    Watch for: Spoil "spread on site" without agreement — it usually ends up as a berm that redirects water somewhere you did not want it. Get removal or placement written into the scope.

Can I do this myself?

The two failure modes worth taking seriously on a DIY patio are not injury risk — they are grading water toward your own foundation, and cutting into a buried service. Call for utility locates before you dig, every time, even for a small patio.

Reasonable to DIY

  • Laying out the footprint with stakes and string and living with it for a week before committing
  • Demolition and removal of an existing small slab or path, if you have a way to dispose of the rubble
  • Hand-excavating a small, flat, ground-level patio well away from the house
  • Filling and sweeping joints, and topping up joint sand a season later
  • Sealing, where the material actually calls for it — plenty do not
  • Restoring the surrounding grade and turf after the crew has gone

Call a licensed pro

  • Establishing the slope and the finished height where the patio meets the house — this is the decision with foundation consequences
  • Anything over soft, wet, clay or filled ground, where the base has to be engineered rather than guessed
  • Base compaction on a patio of any real size — hiring a plate compactor is easy, knowing whether the base is actually dense is not
  • Cold-climate builds where frost heave governs, and the drainage of the base itself matters as much as its depth
  • Anything raised more than a step above grade, which usually pulls in retaining, guards and a permit
  • Cutting stone or pavers in volume, where silica dust control is a real health requirement rather than a nicety

There is no single number, and be suspicious of anyone who gives you one over the phone. It depends on your soil — free-draining sand behaves nothing like clay — on whether you are in a freeze-thaw climate, and on what the surface will carry. A patio that only holds furniture and people needs less than a surface a car will drive on. What you should insist on is that the contractor states the depth for your site, in writing, along with how many compacted layers it will be built in.
It varies by municipality and there is no safe national answer. Many places treat an at-grade patio more leniently than a raised one, but separately enforce limits on how much of a lot can be covered by impervious surface — and a patio counts. Proximity to a property line, a septic system, a wetland or a floodplain can change the answer entirely. Ask your building department directly, and check your HOA covenants separately, because those often restrict material and colour even where the town does not.
In climates that freeze, water held in the ground expands as it turns to ice and lifts whatever is above it — then drops it again when it thaws. Repeated over seasons, that is what tilts slabs and pushes paving out of level. The defence is a base that drains rather than holds water, adequate depth for the local frost conditions, and keeping water away from under the paving in the first place. It is the main reason a cold-climate patio spec is not the same as a warm-climate one.
The paving itself is usually the shortest part. Expect the calendar to be dominated by permit review if one is needed, HOA approval, utility locates, material lead times on anything not held locally, and weather — you cannot compact a base in saturated ground or place concrete in the wrong conditions. Ask for a schedule that shows those gaps rather than only the days the crew is on site.
Sometimes, and it is worth asking about, because it can avoid a full demolition. It depends entirely on the condition of the slab — whether it is sound, whether it is level, whether it drains the right way, and how much extra height the new surface adds relative to your door thresholds. A slab that is cracked because the ground under it moved will keep moving, and overlaying it just hides that for a while. Have someone look at it rather than assume either way.
Durability is decided more by the base than by the surface, which is why this question rarely has the answer people expect. Any of the common materials will outlast a bad base. Where materials genuinely differ is in how they fail and how they are repaired: individual pavers and stones can be lifted and reset, a poured slab cracks as a unit.
