The sink base is where kitchens die. A slow supply-line drip or a failed disposer gasket soaks the cabinet floor for months before anyone notices, and by then the particleboard has swelled and the fix is a new cabinet. Twice a year, empty the cabinet, run the tap and the disposer, and put your hand on every connection. That is the whole routine and it protects the most expensive item in the room.

Caulk and grout are consumables. The bead behind the faucet, the seam where the countertop meets the backsplash, and the joint at the sink rim all break down and are cheap to redo. Neglecting them is also the most common reason a warranty claim gets denied as owner neglect.

Countertop care depends on material. Natural stone is porous and manufacturers specify a sealing interval; quartz generally does not need sealing. NAHB rates natural stone, tile, and wood countertops as lasting a lifetime and cultured marble at about 20 years, so most countertop failures are surface damage, not structural. Follow the fabricator's written care instructions for your specific stone rather than generic advice.

Appliances are on their own clock and it is shorter than everything else: about 9 years for dishwashers and microwaves, 13 for refrigerators, 15 for gas ranges, per NAHB. Budget for replacements rather than being surprised by them, and clean condenser coils and dishwasher filters on the manufacturer's schedule.

How to choose

Check under the sink twice a year

Empty it, run the water and disposer, and feel every joint. This single habit prevents the most expensive common kitchen failure.

Re-caulk before it fails, not after

The bead behind the faucet and at the backsplash seam is consumable. A cracked line lets water reach the cabinet box, which is what warranties exclude.

Follow the fabricator's sealing schedule

Get the care instructions for your specific countertop in writing at install. Quartz and natural stone have different requirements.

Wipe spills off stone quickly

Acidic liquids — wine, citrus, vinegar — etch and stain porous surfaces. Sealing slows absorption; it does not make stone immune.

Plan appliance replacement rather than reacting to it

Per NAHB, dishwashers and microwaves average about 9 years. If yours is at that age, you are on borrowed time — decide now, not the day it floods.
