How luxury kitchen remodel actually works

  1. Assemble the team and define who instructs whom

    Decide early whether you are contracting design-build with one accountable firm, or appointing a designer and a contractor separately. Both work. What does not work is leaving it ambiguous, because the ambiguity surfaces on the day a decision is needed within an hour.

    Watch for: Two professionals each assuming the other is coordinating the trades. On a multi-party job somebody must be contractually responsible for the programme, and it should be named in writing.

  2. Appliance selection before design is finalised

    At this level appliances lead the building work. Built-in refrigeration, ventilation with a specified extraction rate, steam ovens with plumbed supplies and wine storage all impose openings, clearances, services and structural support that must exist in the drawing.

    Watch for: A design signed off with appliances still undecided. Every one of these units has a dimensional envelope and a services requirement; changing the model later changes joinery that has already been made.

  3. Cabinetry procurement and the production slot

    Bench-made and custom cabinetry is booked into a workshop's schedule. The slot, not the manufacturing time, is usually what determines the date — and it is confirmed against a final, frozen specification.

    Watch for: Demolition scheduled against an estimated cabinetry date rather than a confirmed one. It is the most expensive scheduling error available on this kind of project.

  4. Stone selection and slab reservation

    Natural stone is selected as individual slabs and reserved at the yard. Where a design requires book-matching, a waterfall end or continuous veining across a run, the slabs must be sequential and reserved together.

    Watch for: Approving a sample rather than the actual slabs. Natural stone varies enormously within a single quarry line, and the sample is not what arrives.

  5. Structural, services and ventilation coordination

    Heavy islands, large-format stone, and full-height integrated appliances impose loads and service routes that need designing in. Extraction at high rates also raises make-up air requirements in tightly built houses.

    Watch for: Ventilation treated as a late fitting decision. The duct route is a building problem — it has to leave the house somewhere, and retrofitting a path through a finished ceiling is not a small correction.

  6. Site preparation and protection

    On a job of this length, protection of adjoining finished areas, dust containment, delivery access and secure storage for expensive materials are part of the work rather than a courtesy.

    Watch for: No provision for storing cabinetry on site. Custom joinery delivered into an unfinished room is exposed to damage, and workshop replacements run to another production slot.

  7. Installation, templating and finishing

    Joinery is installed and levelled, stone is templated from the installed cabinets, and hand finishes are applied or touched in on site. Inset door work in particular is adjusted rather than simply hung.

    Watch for: Pressure to compress the adjustment stage at the end. Inset doors and drawers are where the money shows, and the alignment is a slow job that cannot be rushed to hit a date.

  8. Commissioning, documentation and handover

    Appliances are commissioned by approved installers where warranties require it, ventilation performance is verified, and you should receive finish schedules, cabinetry warranty registration and maintenance requirements for every material.

    Watch for: Appliances connected by the general trades where the manufacturer requires an approved installer. It can void the warranty on exactly the items that are most expensive to replace.

High-end kitchens are priced from a specification rather than a range, and the spread is enormous. The variables that move it most are cabinetry construction, whether stone is book-matched, appliance specification, and how much structural and services work the design imposes. A kitchen can be very expensive without any of that being true — large rooms and premium stock ranges get there easily.
The manufacturing time is only part of the answer. What determines the date is the workshop's production slot, which is booked against a frozen specification and can be some way out for sought-after makers. This is why every competent programme puts the specification lock, not the demolition, on the critical path — and why a contractor who starts demolition before the slot is confirmed is taking a risk with your kitchen.
Only if the building is changing. A kitchen designer handles layout, cabinetry and specification within an existing room. If walls are moving, structure is being altered, openings are being formed or the room is being extended, that is architectural and structural work and it needs the appropriate professional. Combining the two roles informally is where high-end projects most often acquire an unresolved structural question.
Treat it as consumption rather than investment. Very high specification kitchens do not typically return their full cost in a sale, and the more the design reflects a specific taste, the smaller the pool of buyers who will pay for it. That is not an argument against building one — it is an argument for building the one you want rather than the one you think a future buyer wants.
Coordination, overwhelmingly. Not craftsmanship — the trades on these projects are usually excellent. The recurring failures are a specification changed after a production slot was booked, a duct route for high-rate extraction that was never resolved, stone approved from a sample rather than the slabs, and a multi-party team in which nobody was contractually responsible for the programme.
Both are legitimate and the choice is about where you want the risk. A single design-build contract concentrates accountability and reduces the number of gaps between parties, at the cost of independence in the design. Appointing a designer and a contractor separately preserves independence and competitive pricing, but you or your designer must then own the coordination — explicitly, in the contract.
