After a leak or flood, drying is the emergency — not mold removal. The EPA states that if wet or damp materials and areas are dried 24 to 48 hours after a leak or spill happens, in most cases mold will not grow. Stop the water, extract standing water, remove soaked porous materials, and get air moving immediately.

In order: shut off the water source, kill power to affected circuits if water is near outlets or panels, extract standing water, pull up soaked carpet and pad, open wall cavities where water is trapped, and run fans and dehumidifiers continuously. Photograph everything before you move it — that documentation is what an insurance claim runs on.

Do not run your HVAC system if you suspect water or mold has gotten into the ductwork; you will distribute the problem through the whole house.

What not to do in the first 48 hours: sign a large remediation contract. Emergency water mitigation and mold remediation are separate purchases. Emergency drying is genuinely urgent. A full mold remediation scope, priced by the square foot, is not — and companies that arrive during a flood with a remediation contract in hand are counting on you not knowing the difference.

If floodwater involved sewage or came from outside, treat it as contaminated. That is a professional job regardless of square footage.

How long after water damage does mold start?
