The right elastomeric or silicone system on the right low-slope roof can buy years. On the wrong substrate it is paint over a leak. Here is how to tell which job you have before you buy buckets or book a crew.
Reviewed by Michael ThompsonRoof coating is the application of a fluid-applied membrane - commonly acrylic, silicone or other elastomeric systems - over an existing roof surface to improve waterproofing, reflectivity or UV resistance and delay a full tear-off. It works when the deck is sound, the existing roof is a compatible substrate, and wet insulation or structural rot is not already hiding underneath. It is a maintenance and life-extension tool, not a cure for a roof that has already failed.

Moisture survey before any coating is specified
Trapped moisture under a new coating becomes a blister factory. Infrared or other moisture scanning, plus core cuts when needed, decide whether coating is honest or cosmetic.

Substrate compatibility and system choice
Silicone, acrylic and other systems stick to different surfaces and behave differently with ponding water. The manufacturer’s substrate list matters more than the colour on the lid. Steep asphalt shingle “coatings” sold in retail aisles are a different, usually weaker proposition than low-slope restoration systems.

Repairs and detailing first
Seams, flashings, penetrations and blisters are repaired with the system’s approved methods before field coats. Coating does not bridge open failures reliably.

Cleaning, priming and mil thickness
Prep is most of the job: clean surface, primers where required, and application to the wet-mil thickness the warranty demands. Thin coats fail early and void coverage.

Warranty and maintenance plan
System warranties often require specific mils, approved contractors and periodic recoats. Know who warrants what - material only vs labour - and what inspections you owe the manufacturer.
