Roof coating - life extension, not a miracle
The right elastomeric or silicone system on the right low-slope roof can buy years. On the wrong substrate it is paint over a leak. Here is how to tell which job you have before you buy buckets or book a crew.
What is roof coating?
Roof coating is the application of a fluid-applied membrane - commonly acrylic, silicone or other elastomeric systems - over an existing roof surface to improve waterproofing, reflectivity or UV resistance and delay a full tear-off. It works when the deck is sound, the existing roof is a compatible substrate, and wet insulation or structural rot is not already hiding underneath. It is a maintenance and life-extension tool, not a cure for a roof that has already failed.
Signs you need roof coating
- A low-slope or flat roof with aging membrane that is still mostly adhered and dry underneath
- You want to postpone capital replacement by a documented number of years, not forever
- Leaks are few, findable, and the field is not a quilt of failed patches
- You have been told a “cool roof” coating could help with heat load on a dark low-slope surface
- Budget will not fund full replacement this year, but you can fund proper prep and a system warranty
- A commercial or residential low-slope area (porch, addition, garage) is the problem - not a steep shingle field

How roof coating actually works
Moisture survey before any coating is specified
Trapped moisture under a new coating becomes a blister factory. Infrared or other moisture scanning, plus core cuts when needed, decide whether coating is honest or cosmetic.

Substrate compatibility and system choice
Silicone, acrylic and other systems stick to different surfaces and behave differently with ponding water. The manufacturer’s substrate list matters more than the colour on the lid. Steep asphalt shingle “coatings” sold in retail aisles are a different, usually weaker proposition than low-slope restoration systems.

Repairs and detailing first
Seams, flashings, penetrations and blisters are repaired with the system’s approved methods before field coats. Coating does not bridge open failures reliably.

Prep is most of the job: clean surface, primers where required, and application to the wet-mil thickness the warranty demands. Thin coats fail early and void coverage.

Professional roof coating is usually priced well below a full tear-off when the deck is sound, driven by square footage, prep intensity, system type and detail work at penetrations. When roof coating is the wrong call
When saying yes is the wrong move:
- Insulation or deck is wet. Coating seals the problem in. Tear-off and dry-in are the repair.
- The membrane is alligatoring, shrinking or detached over large areas. You need a roof, not a film.
- You have a steep asphalt shingle roof and a retail “seal everything” product. That SERP is product shelf, not a restoration system. Shingle problems are usually repair or replace.
- You need twenty more years and the roof is already on borrowed time. Coating buys a window; it does not reset the structural clock.
- Ponding is structural. Coating may tolerate some ponding in certain systems; it does not fix drains, slope or sagging deck.
- A contractor offers coating as a way to avoid admitting replacement is due. Get a second opinion with moisture data.

- What repairs at seams and flashings are in the base price? Field coats are the easy photo; details are the leaks.
- Is this material-only or labour-and-material warranty, and who is approved? Retail buckets and certified restoration systems are different products.
- What recoat interval and maintenance inspections do you expect? Life extension is a plan, not a one-time paint day.
- What substrate prep and moisture checks are included before coating? Prep is the job; the bucket is the easy part.
