Water damage is the reason to act fast. The Insurance Information Institute reports that water damage and freezing claims averaged $13,954 per claim over 2018-2022 and made up 27.6% of homeowners claims in 2022 - the second-largest category after wind and hail.

Mold is the follow-on risk. The EPA advises cleaning and drying wet or damp spots within 48 hours to prevent mold growth, and says that if mold covers more than about 10 square feet you should bring in a professional. A roof leak that has been dripping into a wall cavity for weeks is no longer only a roofing job.

Ventilation problems are the quiet ones. A hot, damp attic cooks shingles from below and shortens the roof's life, and in cold climates it contributes to ice dams. If your roof has failed noticeably earlier than expected, ventilation is one of the first things to check.

Be skeptical of unsolicited damage findings. A stranger who knocks after a storm and reports damage you cannot see is a well-documented pattern. Get your own roofer up there before you call your insurer.

Diagnosis first

Read the symptom before you buy the fix

Roof problems announce themselves indoors, in the gutter, and on the shingle surface. Each signal points somewhere different.

Almost nobody discovers a roof problem by looking at the roof. You notice a stain on a bedroom ceiling, or grit in the downspout, or a strip of shingles lying on the lawn after a gale. The mistake that follows is jumping straight from symptom to solution - calling a roofer and asking for "a repair" when what you actually needed was a diagnosis.

The distinction matters financially. A failed pipe boot is a couple of hundred dollars. The same stain caused by a saturated attic with no working soffit intake is a ventilation job, and repairing the shingle above it fixes nothing. Same ceiling, same brown ring, two completely different projects.

So start here. Find your symptom, note the usual causes, and note how much time you have before it gets expensive. Then go looking for evidence rather than reassurance.

The number one failure

Most roofs do not leak through the shingles

Water gets in where the roof stops being a roof - at chimneys, walls, valleys, vents and skylights. The field of shingles is rarely the culprit.

The field of an asphalt roof is a highly redundant system: overlapping courses shed water down the slope, with underlayment behind them as a second line. It fails, but slowly and visibly. What fails early and invisibly is every place where that continuous surface is interrupted.

Flashing is the metalwork that manages those interruptions - step flashing up a wall, counter-flashing let into a chimney, valley metal where two planes meet, and the rubber boots around plumbing vents. It is the cheapest part of the roof to get wrong and the most expensive part to get wrong. If you want to understand what a roofer is proposing, read how flashing works before the quotes arrive.

Pipe boots deserve special mention because they are the single most predictable leak on a modern house. The neoprene collar around a plumbing vent is a rubber part living in ultraviolet light. It cracks long before the shingles around it wear out, and the resulting leak drips down the inside of the pipe and shows up in a wall cavity meters from the roof penetration.

Then there is the reason the stain never sits under the hole. Water entering at a nail penetration runs along the underside of the deck, tracks down a rafter, wicks along the top plate of a wall, and drops through the first hole it finds - a light fitting, a ceiling joint, a downlight. Chasing the stain upward is the whole skill of finding a roof leak.

  • Chimneys. Two-part flashing - step flashing under the shingles, counter-flashing mortared into the brick. Caulk smeared over the joint is a repair with a two-year life, not a fix.
  • Valleys. High-volume drainage paths. Debris dams here first, then water backs up sideways under the courses.
  • Wall junctions. Where a lower roof meets an upper wall, a missing kick-out flashing at the bottom of the run soaks the wall behind the cladding for years before anyone notices.
  • Skylights. Old units leak at the seal, not the flashing. Reflashing a failed unit is money spent twice.
  • Fastener penetrations. Satellite dishes, solar mounts and old antenna brackets all put holes in a roof. Each one is somebody's responsibility, and it is usually not the roofer's.
Age or event

Wear and damage look similar and are treated completely differently

Insurers, roofers and buyers all draw the same line: was this a sudden event, or the roof simply running out of life?

This is the distinction that decides who pays. Sudden, accidental damage is generally an insurance question. Gradual deterioration is generally a budgeting question, because the Insurance Information Institute is explicit that homeowners policies exclude damage arising from lack of maintenance and that maintaining the property is the owner's responsibility.

Wear on an asphalt roof follows a recognisable sequence. Granules shed steadily, exposing more of the asphalt mat to ultraviolet light. The mat dries and loses flexibility. Edges lift and cup. The self-sealing strips lose grip so ordinary wind starts taking tabs. Then the first leak arrives, and it is rarely the last, because everything that produced it applies to the whole roof equally.

That last point is why a run of repairs on an aged roof is usually poor value. Fixing one failure on a fifteen-year-old roof is sensible. Fixing the fourth failure on a twenty-two-year-old roof is paying replacement money in instalments and receiving no new roof at the end. Work the numbers on repair versus replacement before you authorise another patch.

Damage, by contrast, is discrete. A tree limb punches a hole. A gale strips a section of the windward slope. Hail bruises a face of the roof in a pattern that stops at the property line of the storm. Damage has a date, and that date is what a claim turns on.

The invisible cause

Ventilation problems shorten roofs and cause ice dams

An attic that cannot breathe cooks the roof from below in summer and builds ice at the eaves in winter. It is one fault with two seasons.

Attic ventilation is not a nice-to-have; it is a code requirement with a number attached. The International Residential Code (R806.2) sets a minimum net free ventilating area of 1/150 of the vented space, reduced to 1/300 where a Class I or II vapor retarder is fitted on the warm-in-winter side of the ceiling in climate zones 6, 7 and 8, and where between 40% and 50% of the required area sits in the upper portion of the attic. Your local adoption may differ - codes are jurisdiction-specific, so confirm yours with the building department before anyone quotes.

That upper-and-lower split is the part homeowners most often get wrong. Ventilation is a circuit: cool air enters low at the soffits, warm moist air leaves high at the ridge. Add ridge vent without clearing the soffit intake and you have built an exhaust with no inlet. ENERGY STAR notes that rafter vents (baffles) are needed where insulation is carried out to the eaves precisely so that the soffit path is not blocked.

In summer the consequence is heat. ENERGY STAR describes natural airflow in a well-vented attic as moving superheated air out, protecting roof shingles and removing moisture. Without it, the deck runs hot, the asphalt ages faster, and the roof reaches its failure symptoms years ahead of its nominal life.

In winter the consequence is ice dams. University of Minnesota Extension is unambiguous that it is heat flowing from the house that creates the non-uniform roof-surface temperatures behind ice dams: snow melts on the warm upper roof, runs to the cold overhang, refreezes, and the meltwater backing up behind that ridge finds cracks in the roof covering and flows into the attic. The Extension's recommended fix is not a bigger fan - it says mechanical attic ventilation is not a recommended solution in Minnesota - but making the ceiling airtight first, then increasing insulation.

ENERGY STAR estimates households save an average of 15% on heating and cooling costs by air sealing and adding insulation in attics, floors over crawl spaces and basements. The roof benefit is a by-product of work that pays for itself in energy anyway.

  • Check intake before exhaust. Look up from outside: are the soffit vents open, or painted, or stuffed with insulation?
  • Trace the bathroom fan. A fan discharging into the attic instead of through the roof or wall is a manufactured condensation problem.
  • Size it properly. The roof ventilation calculator converts your attic footprint into required net free area.
  • Never chip ice off the eaves. You will take granules, flashing and sometimes gutter with it. Read the ice dam guide before you go up a ladder in February.
  • Mixing exhaust types backfires. Ridge vent plus powered fans plus gable vents can short-circuit the airflow so it draws from the nearest opening instead of the soffits.
Wind and hail

What wind and hail actually do to a roof

Wind attacks the sealant bond at edges and corners. Hail bruises the mat. Neither always leaks straight away, which is exactly the trap.

Wind does not lift a roof uniformly. Pressure concentrates at rakes, eaves, ridges and corners, which is why a windward edge loses its first course while the middle of the same slope is untouched. Asphalt shingles resist this through a heat-activated sealant strip, and once that bond is broken the shingle flutters and works its own nails loose long before it departs.

Shingles carry a wind classification for this reason. Under IRC R905.2.6.1, shingles tested to ASTM D3161 Class D or ASTM D7158 Class G are acceptable where Vasd is 100 mph or less, while ASTM D3161 Class F, TAS 107 or ASTM D7158 Class H are acceptable for all wind speeds. The wrapper is required to be labelled with the classification - worth asking to see when a quote claims a high wind rating.

Hail is a different mechanism. An impact fractures the asphalt mat and knocks granules off without necessarily creating a hole. IBHS research into water leakage from hail-damaged shingles found that small dents produced negligible leakage while large dents produced substantial leakage, and that tear severity approaching 1 on a 0-3 scale already allowed large amounts of water through. So a bruised roof can be genuinely compromised and completely dry for a season, then fail everywhere at once.

Impact-resistant products help, but the label alone is not the answer. IBHS tested a record 24 impact-resistant shingle products representing roughly 95% of impact-resistant shingles sold annually; most earned a "Good" rating and none achieved "Excellent", and IBHS says outright that it does not recommend products rating Marginal or Poor in areas that experience hail. If you are re-roofing in hail country, check the scorecard for the specific product, not the category.

Hail is also not rare. NOAA's Storm Prediction Center recorded 5,432 hail events in 2025 against 5,373 in 2024, led by Texas with 902, Kansas with 375 and Oklahoma with 369.

  • After a storm, look from the ground and from the attic. Daylight through the deck, damp sheathing and displaced insulation all show up without a ladder.
  • Bruises are felt, not seen. A hail hit is a soft spot with a fresh dark center where granules have gone. Chalk-circle the ones you find before an adjuster visits.
  • Check the soft metal. Dents on gutters, vent caps and the mailbox date the storm and corroborate the roof.
  • Document before tarping. Photograph, then make the temporary repair, then keep every receipt. Our storm damage guide sets the order out.

Slow damage

Moss, trees and gutters: the problems you can prevent

Not everything on the roof is harmful, and the harmless things get sold hardest. Here is what genuinely shortens a roof.

Start with the myth. Those black streaks running down a north-facing slope are algae, and ARMA states plainly that there is no scientific evidence that algae is damaging to asphalt shingles. It is an appearance problem and, on a cool-roof product, a reflectivity problem. It is not a reason to replace a roof, however convincingly somebody frames it as "deterioration".

Moss is the one that matters. ARMA notes moss can cause the leading edges of shingles to lift or curl, which increases the risk of blow-off in wind events, and that severe build-up can drive lateral water movement resulting in damage to the roof deck or leaks. A mossy roof in a wet climate is genuinely losing life.

Cleaning is where people wreck a serviceable roof. ARMA's guidance is a 50:50 mix of laundry-strength liquid chlorine bleach and water, applied with a sprayer, left 15 to 20 minutes and rinsed with low-pressure water. It also says never use a pressure washer on an asphalt shingle roof, because that causes granule loss and very likely premature failure of the roof system. Note too that ARMA does not recommend retrofitting zinc or copper strips to an existing roof: fitting them means either exposed nails or breaking the sealant bonds, and both create the problem you were avoiding.

Trees cause three separate problems and homeowners usually only think about the third. Overhanging limbs abrade granules in wind. Shade keeps the slope damp and feeds the moss. And a limb comes down in a storm. Clearing the canopy back deals with all three.

Gutters are the cheapest maintenance on the building and the most consistently skipped. A blocked gutter holds water against the fascia, pushes it back under the drip edge, and in cold climates gives an ice dam somewhere to start. The roof maintenance checklist covers the seasonal sequence.

  • Twice a year, plus after every major storm is the standard inspection rhythm. Spring and autumn, when you can also clear the gutters.
  • Walk the roof as little as possible. Foot traffic on hot asphalt scuffs granules off; on cold asphalt it cracks the mat.
  • Deal with debris in valleys first. That is where a build-up turns into a dam fastest.
  • Bleach kills plants. Wet the beds below before you spray and rinse them afterwards.
  • If you are re-roofing in a damp climate, specify algae-resistant granules at the outset rather than fighting it later.
What to do

A triage order that stops small problems getting expensive

Five steps, in this order. Doing them out of order is how a $400 repair becomes a $14,000 water loss.

1. Stop the water, then document. Or document, then stop the water, if it is safe to spend the extra minute - because the pre-repair photograph is the only evidence that will ever exist. Then dry the cavity. The EPA advises cleaning and drying wet or damp spots within 48 hours to prevent mold growth, and says areas larger than roughly 10 square feet warrant a professional. Wet insulation does not dry in place; pull it out.

2. Find the entry point, not the stain. Go into the attic with a torch during rain and work uphill of the drip. If there is no rain forecast, a hose run methodically up the slope in sections, with someone watching inside, will locate it.

3. Establish the roof's age and remaining life. This decides everything downstream. Twenty-three years and a fourth leak is a replacement conversation; nine years and one failed boot is a repair.

4. Decide whether it is a claim. Sudden and accidental, above your deductible, within your reporting deadline - those three together make it worth reporting. Wear does not qualify, and a declined claim still sits on your record.

5. Get your own contractor, and more than one. Compare scope, not just price. Two quotes for "a repair" can mean entirely different work.

One caution worth repeating. Be skeptical of anyone who knocks after a storm reporting damage you cannot see, and never accept an offer to cover or waive your deductible. The Texas Department of Insurance states that waiving or rebating a deductible is prohibited under Business and Commerce Code § 27.02, and that Insurance Code § 4102.163 bars a contractor from acting as a public adjuster on a property where they may provide contracting services.   • Treat a 10 sq ft mold patch as a professional job The EPA says areas larger than roughly 10 square feet, or any job involving contaminated water or a possibly contaminated HVAC system, warrant a professional.
