Most homeowners only ever need two of these: an honest inspection, and either a repair or a replacement.

What roofing services actually cover
The single most useful thing to know is that repair and replacement are different businesses. A repair fixes a specific failure - a lifted shingle, cracked flashing at a chimney, a nail pop that turned into a leak. A replacement strips the roof to the deck and starts again. A contractor who only ever quotes replacements is not necessarily dishonest, but you should get a second opinion before signing.
Age and extent decide it. If the roof is well inside its expected life and the damage is confined to one area, repair. Fixr puts typical asphalt shingle life at 20-30 years, metal at 50-70, clay and concrete tile at up to 100 years and slate at up to 150. If your asphalt roof is 22 years old and leaking in three places, you are paying twice if you patch it.
Watch out for services sold as add-ons that are really part of the job. Tear-off and disposal, underlayment, drip edge and new flashing at every penetration should all be line items on a replacement quote. If a quote is one number with no breakdown, ask for the breakdown before you compare it to anything.

Picking the right roofing job
The judgement calls that decide the bill, before anyone quotes you.
Ask for the roof measurement, not your house size
Roofs are priced by roofing squares (100 sq ft of roof surface). A 2,000 sq ft house usually has considerably more than 2,000 sq ft of roof once pitch and overhangs are counted. Any quote should state the square count it is based on.
Get the tear-off scope in writing
Fixr puts tear-off and disposal at roughly $50-$150 per square. A quote that omits it, or quietly assumes an overlay on top of your old shingles, is not comparable to one that includes it.
Insist on new flashing
Flashing at chimneys, valleys and walls is where most leaks start. Reusing old flashing on a new roof saves the contractor a few hundred dollars and costs you the roof's watertightness.
Separate the emergency from the repair
A tarp at 9pm and a proper repair are two different visits. Pay for the tarp, then get the repair quoted in daylight by more than one company.
Three written quotes, same scope
Give each contractor the same brief. If one quote is dramatically lower, it is usually missing tear-off, underlayment or flashing - not offering a better deal.
The wrong service call is the expensive one
Most people booking roofing work are buying a diagnosis, not a job - and the trade you pick decides what diagnosis you get. Book the wrong specialist and you pay a call-out fee to be told it is somebody else's problem.

- Ask what the visit includes Whether the diagnostic fee is credited against the work is a question with a real answer.
- Get the scope in writing A number with no line items cannot be compared to a second number.
