What is roof repair?

Roof repair means fixing a localised failure - a torn section, a bad flashing detail, cracked boots, blown-off shingles - while the rest of the covering keeps doing its job. It is the right answer when the damage has a boundary you can draw around it. Once wear shows across whole slopes, repairs stop being repairs and become instalments on a replacement you are going to buy anyway.

Signs you need roof repair

• A handful of shingles blew off one slope after a windy night, and everything else looks intact
• A single stain has appeared on a ceiling and it has not spread
• The rubber boot around a plumbing vent has split or gone brittle - a very common and very cheap failure
• Sealant around a chimney or wall junction has cracked and pulled away
• A tree branch scraped or punctured one area of the roof
• Nail pops - small raised bumps in the shingle field where fasteners have backed out
• Granules collecting in one gutter run under one slope, rather than everywhere

How roof repair actually works

   Locating the actual failure, not just the visible one

   A roofer works the slope above the symptom, checking penetrations, valleys, transitions and fastener lines. Most repairs turn out to be a detail - a flashing, a boot, a nail - rather than the shingle field itself.

   Watch forA quote written from the driveway. Nobody can scope a repair from the ground, and a repair priced without an inspection is a guess that will be revised upward on the day.

   A scoped, written repair - with a boundary

   A competent repair quote says which slope, which detail, how many shingles or feet of flashing, and what happens if the deck underneath is soft. It reads like a small job, because it is one.

   Watch forA repair quote that has quietly grown into a partial re-roof of the whole elevation. If the scope keeps expanding, ask whether you are actually being sold a replacement in instalments and price it as one.

   Opening up and checking the deck

   Damaged material comes off, and the sheathing underneath gets checked. Long-standing leaks soften plywood, and covering wet wood back up guarantees a return visit.

   Watch forNobody mentions the deck at all. If water has been getting in for months, something under there is wet. Silence on that point usually means it was not looked at.

   Repair, blend and seal

   New material goes in, tied into the surrounding courses so water runs over the repair rather than into its edges. Flashings are replaced rather than re-sealed where they have failed.

   Watch forRoofing cement smeared over a problem. Sealant is a legitimate part of some details and a legitimate emergency stopgap, but a bucket of tar troweled onto a leak is a repair with a shelf life measured in months.

   Colour match, and the honest conversation about it

   Shingles fade. A repair on a fifteen-year-old roof will be visible from the street no matter who does it, and a roofer worth hiring tells you that before the work rather than after.
