How concrete floor installation actually works

  1. Slab diagnosis — cracks, patches, coatings and moisture

    Existing adhesives, paint, cure compounds, soft paste layers and moisture conditions decide whether polish, stain or coating is viable. Some slabs need remediation, crack isolation strategies or a microtopping before any finish system. Grind tests and moisture tests beat photo quotes. Contaminants only fully reveal themselves when diamonds hit the surface.

    Watch for: A polish quote from a photo alone. Soft surface paste, old glue and mystery coatings change grit sequence, time and price once work starts.

  2. Repair and joint strategy

    Spalls are patched with compatible materials; joints are cleaned and may receive fill or leave-open designs depending on movement and look. Cosmetic patches that differ in hardness and colour will telegraph after polish. Test patches matter on decorative work. Control joints in the slab will still read — decide whether that is a design feature or something to soften with fill.

    Watch for: Cosmetic patching that telegraphs a different colour and hardness after polish. Unmatched repair material becomes a permanent map of every past repair.

  3. Mechanical prep — grind to the right depth

    Diamonds open the surface, remove contaminants and establish the profile for densifier, polish steps or coating adhesion. Dust capture is mandatory for health and for house cleanliness. Depth of grind is a specification, not "until it looks cleaner." Light screen-cleaning is not multi-step polish.

    Watch for: Light screen-cleaning sold as "polished concrete." True polish is a multi-step process with measurable clarity and sheen goals, not a single pass with a shiny pad.

  4. Densify, hone and polish — or switch to a coating system

    Densifiers harden and densify the surface; progressive grits build sheen from matte hone to high polish. Alternatively, topical coatings, stains or micro-toppings create a different family of finishes with their own recoat cycles and repair paths. Scope should list grit sequence or coating system name — "shiny" is not a specification.

    Watch for: Sheen promises without grit steps or product names listed. You cannot enforce a vague gloss claim at punch list.

  5. Protect during the rest of construction

    Finished concrete scratches and stains during other trades. Sequencing and temporary protection are part of a real install plan. Polish scheduled before the messiest trades still have work will be paid for twice. Coordinate painters, drywall sanders and metal fabricators around the floor calendar.

    Watch for: Polish first, chaos second. You will pay to refinish scuffs, paint splatters and metal shavings ground into the surface.

  6. Edge work, stairs and transitions

    Edges at walls, stairs and changes of material need the same attention as the field. Transitions to wood or tile get height and profile planning. Stairs in polished concrete are a safety and finish detail — nosings, contrast and grit choice matter underfoot when wet.

    Watch for: A beautiful field with crude edges and unsafe stair lips. Living happens at the edges.

  7. Maintenance handoff

    You should leave with cleaner chemistry that will not dull the finish, a realistic re-polish or recoat interval for your traffic, and guidance on rugs (breathable, not trapping moisture against fresh coatings). Interior concrete is durable, not invincible to the wrong mop chemistry or abrasive grit.

    Watch for: No care sheet. Wrong cleaners haze polished floors quickly; oil soaps and acidic products are common villains.

  8. Acoustic and comfort design acknowledgment

    Hard concrete is loud and cool underfoot relative to wood and soft floors. Rugs, soft furnishings and radiant heat are design tools, not admissions of failure. A good handover includes that conversation so expectations match physics.

    Watch for: Sales that promise "warm and quiet like wood" from a bare polished slab. Thermal mass and impact sound are features or complaints depending on honesty at sale.

Can I do this myself?

Coatings add chemical exposure. This is not a casual weekend sander job and not a borrowed angle-grinder experiment.

Do not assume loft photos of warehouses apply to stick-built second storeys. Always involve structural judgement before pouring weight onto joists designed for lighter finishes.
Small rooms can be days; multi-step polish with repairs runs longer, and coatings add cure time before rugs and furniture.
