How engineered hardwood installation actually works

  1. Confirm the product’s approved install methods for your substrate

    Not every engineered floor can float, glue and nail interchangeably. Some are float-only click systems; some require full-spread glue on concrete; some nail or staple to wood subfloors like traditional hardwood. Carton and manufacturer technical docs win over crew habit. The first professional conversation should name the SKU, the substrate and the approved method list — not "we always float engineered."

    Watch for: Nail-down on a product specified float-only, or glue-down without the adhesive the warranty names. Wrong method is a silent warranty void.

  2. Moisture and flatness on wood and concrete subfloors

    Wood subfloors are metered; slabs get the moisture test method the adhesive or manufacturer requires; flatness is checked to the product’s tolerance with a long straightedge. Engineered is more dimensionally stable than solid, not magic. Trapped moisture under glue-down still kills bonds; waves under wide plank still stress joints and telegraph underfoot.

    Watch for: Skipping slab moisture because "it is engineered." Trapped moisture still kills glue lines and can cup wear layers or grow odour below a floating field.

  3. Acclimation under living conditions

    Material sits in the space at normal temperature and humidity. Duration follows the manufacturer and the starting moisture gap between flooring and job site. Closed boxes in a garage, a cold truck or a house without HVAC are storage, not acclimation. Engineered moves less than solid across seasons, but install-day imbalance still shows up as gaps, peaking or cupping.

    Watch for: Closed boxes in a garage called acclimation. That is storage with a better story.

  4. Underlayment, vapour control and radiant-heat rules

    Floating installs need the specified pad; some products ban extra layers under attached underlayment. Over slabs, vapour control is product- and method-specific. Radiant systems need maximum temperature limits, embedment rules and sometimes special adhesives. The installer should ask how the heat is controlled, not only whether heat exists.

    Watch for: A comfort pad added under a product that forbids it — a quiet warranty void — or radiant left on high during and after install against printed caps.

  5. Layout, expansion and fastening or locking

    Colour is racked across cartons; end joints are staggered; expansion is left at walls and fixed objects. Glue-down uses correct trowel notch, open time and roller pressure where required. Nail-down follows fastener schedule and angle. Floating clicks are fully seated along the long joint. Islands, hearths and flush transitions get planned so floating floors are not pinned.

    Watch for: Pinned floating floors at islands and hearths. Engineered still moves enough to peak if trapped, especially on wide planks and seasonal swings.

  6. Stairs, transitions and height management

    Stair nosings, reducers to tile or vinyl, and door undercuts are scoped before the first row. Height at appliances and existing thresholds is checked so the engineered thickness plus underlayment does not create a cascade of door and machine problems. Partial-home installs live or die at the edges.

    Watch for: Transition count missing from the bid. The field can look perfect while every doorway is an unfinished argument.

  7. Honest refinish expectations at handover

    Wear-layer thickness in millimetres decides whether future screening, light sanding or only cleaning is realistic. Prefinished aluminium-oxide systems and thin veneers are not multi-cycle solid oak. You should leave with the thickness in writing and a plain-language refinish path — or a clear "replace when worn" ownership model.

    Watch for: Sales language of "refinish like solid" on a micro-wear layer. Ask for the millimetre thickness before you pay for a fantasy.

  8. Post-install climate and cure rules

    Glue-down needs adhesive cure before heavy furniture and rolling loads. Floating floors need trim installed without filling expansion gaps. Whole-house humidity should stay in the band the manufacturer warrants. Engineered’s stability is a range advantage, not a free pass to shut off conditioning for months.

    Watch for: Rugs and refrigerators rolled on the same afternoon as glue-down. Bond damage is invisible until the floor loosens in sheets.

The wear layer is real hardwood. The core is layered wood or wood-based plies for stability. It looks and feels like wood underfoot; it is not a plastic print layer like many vinyl planks. How many times it can be sanded depends on wear-layer thickness, not on the fact that the surface is wood.
Only as deep as the wear layer allows — sometimes once lightly, sometimes more with a thick veneer, sometimes only a screen-and-recoat of the factory finish, sometimes not at all without risking the core. Ask for thickness in millimetres before purchase if refinishing is part of your plan. Marketing that says "refinishable" without a number is incomplete.

Floating is faster, serviceable and common for residential click systems; glue-down can feel more solid underfoot and suit some large areas, high traffic and radiant setups when approved.
