It also turns a movable appliance into a permanent structure — and the pumps, heater and controls still have to live somewhere an engineer can reach them. That vault is the whole project.
An in-ground hot tub is a spa set into the ground so its rim sits flush or near-flush with the surrounding surface. Two things separate it from a portable spa on a pad: it requires excavation and a permanent structural surround, and the equipment that used to live in the spa's own cabinet now needs a purpose-built vault that stays dry, drains, ventilates and remains accessible for the life of the spa. It is a construction project, not a delivery.

Site and ground investigation
Before design, someone establishes what is actually under the intended spot: soil type, how well it drains, the water table, and whether there are services, roots or rock in the way. A high water table in particular changes the design fundamentally.
Watch for: A design produced from a photograph. Ground conditions dictate whether the excavation stays stable, whether the vault will flood, and whether the surround needs more support than the drawing shows.
Deciding what goes in the hole
Two broad approaches exist. One sinks a manufactured spa shell into a supporting structure. The other builds the spa in place in concrete or block with a tiled or plastered finish, as a pool builder would. They have very different lifespans, costs, repair paths and warranties.
Watch for: Sinking a portable spa that was never designed for it. Many manufactured spas assume their cabinet is accessible from all four sides; burying one can void the warranty outright. Confirm with the manufacturer in writing before excavation, not after.
Excavation and structural surround
The hole is dug and the surround built. The structure has to carry the surrounding surface, resist the ground pushing in from the sides, and hold its shape while the spa is loaded and unloaded with water over decades.
Watch for: Backfill dumped in loose against the structure. Poorly compacted backfill settles, and settlement around a rigid in-ground structure shows up as cracked coping and a lip you catch your toe on.
The equipment vault
This is the defining element of an in-ground installation. Pumps, heater, controls and plumbing need an enclosure that is weather-tight, drained so it cannot become a sump, ventilated so heat and moisture escape, and — crucially — big enough for a person to work in.
Watch for: A vault sized to fit the equipment rather than to fit an engineer plus the equipment. A pump you cannot reach is a pump that gets replaced expensively, or not at all. Ask to see the access opening dimensions on the drawing.
Drainage design, twice over
Two separate drainage problems have to be solved: getting water out of the spa on drain-and-refill days, and keeping groundwater and rain out of the vault permanently. The second is the one that ruins installations.
Watch for: A vault with no drain and no pump, relying on being sealed. Seals fail, and a flooded equipment vault destroys electrical components. There should be a deliberate answer to "where does water in here go?"
Electrical and bonding into a permanent structure
The supply, protection, disconnect and bonding requirements do not change because the spa is sunk — but the routing does, because much of it is now buried in or under permanent construction and cannot be altered later.
Watch for: Electrical run before the layout is final. Once concrete is poured, changes are destructive. The requirement categories are covered on the spa electrical page; the specifics are your electrician's and your inspector's call.
Coping, surround and safety at the edge
The finished rim is where the spa meets the patio. It needs to shed water away from the spa, provide grip when wet, and give a clear visual edge — a flush spa is far easier to step into by accident than a raised one.
Watch for: A beautiful smooth stone coping that is lethal underfoot when wet, and a surround that falls toward the spa so every bit of grit on the patio washes into the water.
Cover, barrier and permitting
A sunken spa sits at ground level with open water in it, which raises barrier and covering questions that a raised cabinet with a locking cover does not. Permit requirements for in-ground spas are commonly closer to those for pools than for portable spas.
Watch for: Assuming spa rules apply. Some jurisdictions treat a fixed in-ground spa as a pool for fencing, barrier and inspection purposes. Establish this early through the permits guides — it can change the whole garden layout.
Budget as a construction project rather than a purchase. Excavation, the structural surround, the equipment vault, drainage and the finished surround are each significant line items, and the spa shell itself is often the smaller half of the total. Ask for the vault and the drainage priced separately — they are where quotes diverge most.

Can I see the equipment vault on the drawing, with its internal and access dimensions?
The most revealing question you can ask. A builder who has thought about servicing will produce a dimensioned vault immediately. One who has not will describe it vaguely.
How does water get out of the vault if it gets in?
There should be a specific answer — a drain to daylight, a sump and pump, or a designed fall. "It is sealed" is not an answer, because seals age.
Has the spa manufacturer confirmed in writing that this shell may be installed in-ground?
Many portable spas are not warranted when buried. Get the confirmation before the excavator arrives, because afterwards it is unrecoverable.
What ground investigation have you done, and what did it show?
Soil, drainage and water table drive the design. If nobody has dug a trial hole or checked local ground conditions, the design is a guess.
Who is responsible for the surround and coping, and when is it priced?
The join between the spa and the patio is where projects get abandoned mid-way. Establish whether it is in this contract or a separate landscaping one.
Does my jurisdiction treat this as a spa or as a pool for permits and barriers?
It materially changes fencing, covering and inspection obligations, and it is much cheaper to know before the design is finalised.
If a pump fails in eight years, walk me through how it comes out.
Make them narrate it. If the story involves lifting slabs or cutting coping, the vault is in the wrong place.
