HVAC permits

We deliberately don't publish a national permit table, because the rules genuinely differ by jurisdiction and a wrong answer here costs you money. What is consistent is the process: an application with equipment details, a fee, and one or more inspections before final sign-off.

Put permit responsibility in the contract. "Contractor to pull all required permits and pass final inspection" is one sentence that prevents a common dispute. Tie your final payment to that inspection passing.

Unpermitted equipment work can surface later. It can complicate a home sale disclosure, and some insurers push back on claims tied to unpermitted work. If you inherited unpermitted work from a previous owner, ask your building department about a retroactive permit process.

Ask the building department directly

Search '[your city or county] building department mechanical permit'. One phone call gives you the authoritative answer for your address.

Confirm license status while you're there

Many jurisdictions will only issue a mechanical permit to a licensed contractor. That's a useful free credential check.

Write permit responsibility into the contract

Name who pulls it, who pays the fee, and that final payment follows a passed inspection.

Be wary of 'we don't need a permit for this'

Sometimes true, sometimes a way to avoid inspection. Verify it with the building department yourself rather than taking it on trust.

Keep the paperwork

Permit number, inspection sign-off, equipment model and serial numbers, and the warranty registration. You'll want all of it at resale.
