What is rim joist insulation?

The rim joist - also called the band joist - is the framing member that runs around the perimeter of the house where the floor structure sits on the foundation. Every bay between the floor joists is a small pocket of uninsulated, unsealed framing exposed directly to outside on one side and to your basement on the other. ENERGY STAR's instruction is to seal the top and bottom of the inside of each rim joist cavity, and it flags bay windows that hang off the foundation as especially important. The area is small; the leakage is not.

How rim joist insulation actually works

  1. Inspect every bay, not a sample

    Working around the perimeter with a light: existing material, moisture staining, rot in the sill, pest activity, and where wiring, gas lines, dryer vents and hose bibs pass through. Bays behind a finished wall or above a bay window overhang are the ones that get skipped.

  2. Air seal before insulating

    The joint between the sill plate and the foundation, the joint between the rim joist and the subfloor, and every penetration through the band get sealed. ENERGY STAR is specific about sealing the top and bottom of the cavity - those two seams are where the air actually moves.

    Watch forInsulation stuffed in with no sealing. Air moves straight through fibrous material, so an unsealed, insulated rim joist still leaks; you have simply made the leak harder to see.

  3. Choosing the material for the condensation problem

    The rim joist is cold in winter, and warm humid indoor air reaching that cold surface condenses on it. That is why the standard detail is an air-impermeable material - closed cell foam sprayed in, or rigid board cut to fit and sealed around all four edges - rather than a fibrous batt.

  4. Cutting and sealing rigid board, or spraying foam

    Rigid board is cut slightly undersized for each bay, pushed in flush, and sealed around the full perimeter with canned foam so no air can pass around the edges. Spray foam is applied directly and self-seals, which is why it dominates this detail professionally.

  5. Fire and finish considerations

    Foam plastics left exposed in a basement or garage generally need a covering acting as a thermal or ignition barrier. Whether that applies to your rim joists depends on the material and your jurisdiction, and it should be established rather than assumed.

When rim joist insulation is the wrong call

When saying yes is the wrong move:
  • The sill plate or rim joist is damp, soft or discoloured. That is water entering from outside - grading, a failing hose bib, splash-back, or a gutter dumping against the wall. Insulating over damp structural timber accelerates rot and hides it. Find the water first; this is one of the few places in a house where insulation can make a structural problem worse.
  • There is active pest activity in the bays. Rim joist cavities are a favoured route for rodents and carpenter ants. Sealing insulation over a live infestation gives it cover and a nesting material, and the smell that follows is not something you can insulate away.
  • Fibreglass batts are the plan. This is not really a "wrong time" so much as a wrong method, but it is worth stating as a veto: a fibrous batt alone at the rim joist lets warm indoor air reach the cold band and condense on it. If a quote specifies batts and nothing else here, that is the quote to question.
  • You are hiring spray foam for the rim joist alone. Mobilising a foam rig for a few square feet of surface means paying a minimum charge that can dwarf the work. Either do it in rigid board, or bundle it with the crawl space or attic job you were going to do anyway.
  • A gas appliance vents through or near the band and nobody has looked at it. Sealing a basement perimeter tightens the house, and ENERGY STAR warns that sealing can back-draft naturally vented combustion appliances. On its own this job is small enough not to matter much; as part of a whole-house sealing push, it counts.
  • The attic has not been done. The rim joist is genuinely worth doing, but it is the bottom of the stack. If the top is still open, sealing only the bottom can shift the pressure profile without capturing the benefit. Do both - and if only one, do the top first.

  • What material are you using at the rim joist, and why that one? You want an air-impermeable answer - closed cell foam or edge-sealed rigid board. If the answer is fibreglass batts on their own, that is the detail that condenses moisture onto cold framing.
  • Will you seal the top and bottom of each cavity? This is ENERGY STAR's specific instruction, and those two seams are where the air actually moves. Insulation without them is decoration.
  • Have you looked at every bay, including behind finished walls and under any overhang? ENERGY STAR calls out bay windows that hang off the foundation as especially important, and those are exactly the bays a quick perimeter walk misses.
  • What is the condition of my sill plate? A contractor who has actually looked can tell you. Damp or soft timber changes the job from insulation to repair, and you want that found now rather than sealed in.
  • Is a minimum charge or mobilisation fee applying to this? For spray foam on a small perimeter, the minimum can exceed the work. Knowing that lets you bundle it with a larger job instead of paying twice.
  • Does the foam need covering where it stays exposed? Foam plastics are combustible and requirements are set locally. You want it stated, priced and included rather than discovered at inspection.

Because the rim joist is a condensation problem before it is a heat-loss problem. That is the mechanism behind the damp, black-stained batts people find at their rim joists. The standard detail uses an air-impermeable material - closed cell foam, or rigid board sealed at every edge - precisely to keep that air away from the cold surface.
The honest framing is that it is a small area with disproportionate leakage rather than a large thermal win. You are typically closing one of the more significant continuous air paths in the building for a modest cost. Expect it to show up as warmer floors and less draught at floor level rather than as a dramatic change in your bill - and expect the attic, if it is still thin, to outperform it.
If it is dry fibreglass sitting loosely in the bays, yes - take it out. It is not contributing much, and leaving it behind rigid board or foam traps whatever moisture it holds against the framing. Removing it also gives you the look at the sill plate and the penetrations that you want before sealing anything permanently. If it is damp, stained or mouldy, removal is not optional.
Foam is faster, self-seals every irregular edge, and is what most professionals use - which is why it is the default on a contractor quote. Rigid board with a sealed perimeter performs the same job and is achievable by a competent homeowner with a utility knife and a can of foam. The practical tiebreaker is usually mobilisation: bringing a foam rig out for a rim joist alone means a minimum charge that can exceed the work itself.
Same detail, materially different working conditions. In an enclosed crawl space the rim joist is normally treated as part of the perimeter insulation and sealed continuously with the walls - stopping the wall insulation short of the rim leaves the biggest air path in the assembly open. Access, air quality and moisture make crawl space rim joists a professional job far more often than basement ones.
