Mold Remediation in short

Mold remediation is the process of fixing the moisture source, containing the affected area, removing mold-damaged porous materials, HEPA-cleaning the space, and drying it out. The EPA says you can usually handle a moldy area smaller than about 10 square feet (roughly a 3 ft by 3 ft patch) yourself, and should consult a professional contractor for anything larger or after extensive water damage.

Yes if the area is smaller than about 10 square feet, the surface is hard and non-porous, the leak is already fixed, and the water was clean - that is the EPA’s DIY line. Wear an N-95 respirator, gloves and eye protection; scrub with water and detergent; dry completely. Above that size, mold in HVAC, or sewage/contaminated water, consult a professional. Usually not. The EPA states that when visible mold growth is present, sampling is unnecessary in most cases. Spend testing money on independent post-remediation verification instead, and keep the tester separate from the remover.
