Do the two real inspections in spring and fall. Spring catches winter damage while there is a whole building season ahead to fix it. Fall catches anything that will get much worse under snow and ice.

Winter is the season that punishes neglected roofs. Ice dams form when heat escaping into the attic melts snow that then refreezes at the cold eaves, forcing water back under the shingles. The fix is insulation and ventilation, not roof heating cables — those manage the symptom.

On scheduling a replacement: contractors are busiest in late summer and fall, and quieter in the depths of winter. Any modest off-season price advantage has to be weighed against weather delays and cold-weather installation constraints. How to choose

Spring: assess winter damage

Look for lifted or cracked shingles, damaged flashing, and any staining in the attic from ice dams.

Summer: think about the attic

Heat and humidity in an unventilated attic age shingles from below. Summer is when the problem is easiest to notice.

Fall: clear everything

Gutters, downspouts, valleys and overhanging branches. This is the highest-value hour you will spend on the roof all year.

Winter: watch the eaves

Icicles and ice ridges at the eaves signal heat loss into the attic. Address insulation and ventilation rather than just chipping the ice.

Never climb an icy or snow-covered roof

If snow load is a genuine concern, hire someone with the right equipment. Roof snow removal injuries are common and avoidable.
