Reading it: Adding a fourth person does not cut this to two days flat. There is only so much productive room on a roof, and past a point people wait on each other and on the same staging.

Steeper costs more twice over: there is literally more roof, and the crew works slower on it. That is why a 12/12 roof is not 41% more expensive than a flat footprint - it is more.

The answer is only as good as what goes in. This is where estimates usually go wrong.

  1. Use actual roof area

    Squares drive the whole estimate. Convert footprint and pitch with the area calculator first.

  2. Count who is actually on the roof

    Crew size means people producing, not people on the job. A ground man loading and cleaning is valuable and is not laying shingle.

  3. Pick the pitch band honestly

    The jump from walkable to staged is where schedules slip. If the crew needs fall protection and staging, use the steep band.

Variables

What changes your number

A calculator applies an average. These are the things that decide where in the range you actually land.

  • Tear-off layers The baseline assumes one layer. A second or third adds removal time and a lot of disposal handling.
  • Decking condition Replacing rotten sheathing is unplanned time in the middle of the job, and it is not visible until the roof is open.
  • Roofline complexity Valleys, dormers, and penetrations are slow, detailed work. Area alone does not capture them.
  • Access and staging Where the dumpster sits, how far material has to be carried, and whether a boom can reach the roof all change the day.
  • Weather Not a factor in the arithmetic and often the largest factor in reality.

Common mistakes

Every one of these is something people genuinely do, and most of them cost real money.

  • Promising this as a completion date It is a scheduling sanity check built on a clean baseline. Quoting it to a homeowner as a finish date is how you end up explaining yourself on day four.
  • Assuming crews scale linearly Doubling the crew does not halve the time. Roof space, staging, and material flow all constrain it.
  • Ignoring the pitch factor Steep work is genuinely slower. Estimating a 10/12 roof at walkable rates understates the labor by more than half.

The terms on your quote, explained

A roofing quote is written in trade vocabulary. These are the words that actually change what you are paying for.

Square
100 square feet of roof surface. The unit the entire trade orders, prices, and quotes in - a 2,400 sq ft roof is 24 squares.
Pitch
The slope, written as rise over a 12-inch run. A roof climbing 6 inches per 12 horizontal inches is "6/12".
Decking (sheathing)
The structural panels over the rafters that everything else fastens to. Its condition is unknown until the old covering is off.
Tear-off
Removing the existing covering. One layer is priced into most quotes; a second or third is extra labor and disposal.
