A takeoff runs every material line off one waste-adjusted square count, so the quantities stay consistent with each other. Change the waste factor and everything moves together.
This covers the four bulk lines. Starter strip, ridge cap, drip edge, ice-and-water membrane, and flashing are all measured off linear dimensions - your eaves, rakes, ridges, and valleys - not off area, so they cannot be derived from square footage.

How the calculation runs
Four operations, in this order. Nothing is hidden behind a button.
- Convert roof area to waste-adjusted squares.
- Derive bundles at three per square.
- Derive underlayment rolls from square coverage.
- Derive nail weight from the fastener schedule.
Roof pitch multipliers
A sloped roof has more surface than the ground it covers. This is the multiplier for every common pitch, applied to a 2,000 sq ft footprint - and it is the step most DIY estimates skip.

Steeper costs more twice over: there is literally more roof, and the crew works slower on it. That is why a 12/12 roof is not 41% more expensive than a flat footprint - it is more.

The answer is only as good as what goes in. This is where estimates usually go wrong.
Get roof area right first
Everything on this page scales from it. An area error multiplies into every line.
Take off the linear items separately
Measure eaves, rakes, ridges, hips, and valleys in linear feet. Drip edge, starter, ridge cap, and ice-and-water all come off those numbers, not off area.
Count penetrations
Every pipe, vent, and chimney needs its own flashing. Count them on the roof, not on the plan.
What changes your number
A calculator applies an average. These are the things that decide where in the range you actually land.
- Waste factor The single input that moves every output. Set it from your roofline complexity, not from habit.

- Nailing schedule This assumes the four-nail pattern. High-wind zones require six, which raises the nail line by half.
Common mistakes
Every one of these is something people genuinely do, and most of them cost real money.
- Treating this as a complete bill of materials It covers four bulk lines. Starter, ridge cap, drip edge, ice-and-water, flashing, and boots are all missing, and they are frequently where a self-done takeoff falls short.
- Forgetting ice-and-water requirements Where required, eave and valley membrane is a code item, not an upgrade. It is measured in linear feet of eave and valley.
- Ordering to the exact number Every line here rounds up already, but keep margin. Being one roll short of underlayment stops a roof mid-tear-off.

Where this stops being accurate
A bulk-material estimate, not a complete bill of materials. The linear-measured items above have to be taken off separately, and they are frequently where a self-done takeoff comes up short.

The terms on your quote, explained
A roofing quote is written in trade vocabulary. These are the words that actually change what you are paying for.
- Square
- 100 square feet of roof surface. The unit the entire trade orders, prices, and quotes in - a 2,400 sq ft roof is 24 squares.
- Decking (sheathing)
- The structural panels over the rafters that everything else fastens to. Its condition is unknown until the old covering is off.
- Underlayment
- The water-resistant layer between decking and covering. Synthetic or felt; it is the roof's second line of defense.
- Ice-and-water shield
- A self-adhering membrane at eaves and valleys that seals around fasteners. Commonly required by code in freeze-thaw climates.
- Flashing
- Metal that seals the joins - around chimneys, walls, valleys and vents. Most roof leaks are flashing failures, not covering failures.
- Drip edge
- Metal at the roof edge that directs water into the gutter instead of behind it. Usually a code requirement.
- Starter strip
- The first course at the eave, which the visible shingles seal to. Bought by linear foot, and commonly forgotten in a self-done takeoff.
- Ridge cap
- Shingles that finish the ridge line. A separate product from field shingles, also measured by linear foot.
- Valley
- Where two roof planes meet and channel water. High-volume, cut-heavy, and a common leak point.
- Tear-off
- Removing the existing covering. One layer is priced into most quotes; a second or third is extra labor and disposal.
- Waste factor
- Extra material ordered to cover offcuts. About 10% on a simple gable, 15-20% on a cut-up roof.
