How accurate it is
It applies a real installed price-per-square-foot band to your roof area. That gets you inside the right neighborhood on a straightforward job. What it cannot do is see your roof - the pitch, the layers already up there, the state of the decking, or how many valleys and dormers a crew has to cut panels around. Those move a real quote in either direction, sometimes substantially.
What it is not for
- Deciding whether your framing can carry a heavier covering. That is a structural question.
- Pricing a commercial standing seam job, where panel runs, substrate and attachment are a different specification entirely.
- Settling an insurance claim, which is priced off a scope of loss rather than a rate model.
- Arguing a contractor down. A rate estimate is not evidence about your specific roof.
How this calculator works

This is a rate calculation: a per-square-foot installed price multiplied by how much roof you have. The output is a range, not a single number, because the same roof genuinely does cost different amounts depending on who installs it and what they find when the old roof comes off.
The width of that range is information. If the low and high are far apart, the material is one where installer skill and job complexity swing the price a lot - get more quotes.

Roof pitch multipliers
A sloped roof has more surface than the ground it covers. This is the multiplier for every common pitch, applied to a 2,000 sq ft footprint - and it is the step most DIY estimates skip.

Steeper costs more twice over: there is literally more roof, and the crew works slower on it. That is why a 12/12 roof is not 41% more expensive than a flat footprint - it is more.
How much region changes the number
Labour rates and disposal fees are local. Across the US the same asphalt roof swings about 71% from the cheapest state (Mississippi) to the priciest (Hawaii). A sample, on a 2,400 sq ft roof.

Getting your inputs right
The answer is only as good as what goes in. This is where estimates usually go wrong.
Decide panel type before anything else
Standing seam and exposed-fastener corrugated are different products with different installation labor. That dropdown moves the number more than your measurements do.
Note your longest uninterrupted run
Metal is efficient over long clean runs and wasteful over a roof broken up by dormers and valleys, because every interruption means a cut panel and more flashing.
Convert footprint to roof area
Measure length × width at the eaves, then multiply by your pitch factor - a sloped roof has more surface than the ground it covers. The area calculator does both steps.
What changes your number
A calculator applies an average. These are the things that decide where in the range you actually land.
- Panel type drives everything Exposed-fastener corrugated and concealed-fastener standing seam are different products with different installation labor. The dropdown is the biggest lever on this page.
- Gauge Thinner steel costs less and dents more easily. The gauge number runs backwards - a lower number is thicker metal.
- Panel length and roof shape Long uninterrupted runs are efficient. A roof broken up by dormers and valleys means more cut panels, more flashing, and more waste.
- Finish Paint systems differ in how long they hold color and resist chalking, and the better ones cost more up front and carry longer finish warranties.
- Pitch and access Steep roofs need staging and fall protection and simply go slower. A roof a crew cannot walk costs meaningfully more than the same area at a walkable slope.
- Roofline complexity Every valley, dormer, chimney, and skylight is cutting, flashing, and waste. Two roofs of identical area can differ substantially if one is a plain gable and the other is cut up.
- Region and season Labor rates and disposal fees are local, and demand is seasonal. The same job quoted in a post-storm rush is not priced like the same job quoted in a slow month.
Common mistakes
Every one of these is something people genuinely do, and most of them cost real money.
- Comparing metal to shingle on install price alone Metal generally costs more up front and lasts longer. Comparing only the first number answers a different question than the one most people are actually asking.
- Assuming all metal roofs are equivalent Exposed-fastener panels and standing seam differ in cost, appearance, and how they age. The fasteners on exposed systems have gaskets that need attention over time.
- Comparing bids on the headline number only Two quotes are only comparable once you know they include the same tear-off scope, the same underlayment, the same flashing replacement, and the same warranty. Divide each by your square count and compare the per-square rate.
- Treating an estimate as a quote A calculator applies an average rate to an area. It has never seen your roof. Use it to know whether a bid is in a sane range, and to budget - not to argue a contractor down.

What your number actually means
You have a range. Here is what to do with it, depending on where the quotes land against it.
Your quotes land inside the range
What it means. The market is behaving normally and your roof is not throwing up surprises. This is the ordinary outcome and it is a good one.
What to do. Stop comparing on price and start comparing on scope - tear-off layers, underlayment, flashing replacement, and the workmanship warranty. At this point those differ more than the totals do.
Every quote sits above the range
What it means. Something about your roof is not in the model. Usually pitch, complexity, a second layer to remove, or a regional labor market running hot after a storm.
What to do. Ask each contractor directly: what about this roof puts it above a typical job? A good one will name it in a sentence. If three independently name the same thing, that is your answer and the price is real.
One quote sits far below the others
What it means. Almost always scope, not generosity. Fewer tear-off layers included, thinner gauge, exposed-fastener panels quoted against concealed-fastener bids, reused flashing, or a shorter warranty.
What to do. Put the bids side by side line for line before you judge the gap. Ask the low bidder what is excluded. The answer is usually informative and occasionally disqualifying.
Everything sits below the range
What it means. Either your local market is genuinely cheap, or the bids are for a lighter specification than you think you are buying.
What to do. Confirm the panel type and gauge in writing. "Metal roof" covers products with very different lifespans, and the difference does not show up in a headline number.
What a real quote should include
A metal roof quote that fits on one line is not a quote, it is a number. This is what should be itemized, and what to watch on each line.
Panel type, gauge and finish
Standing seam or exposed-fastener, the gauge, and the paint system - all three named specifically rather than described as "premium metal".
Watch for: A quote that names no gauge is not comparable to one that does. Thinner steel costs less and dents more easily, and the gauge number runs backwards - lower is thicker.
Tear-off and disposal
How many layers come off and who hauls them. Metal is sometimes installed over existing shingles, which changes this line to zero.
Watch for: If the quote proposes going over the existing roof, ask what happens to the decking assessment. Saving the tear-off also means nobody looks underneath.
Decking repair allowance
A per-sheet price agreed before work starts, so a discovery mid-job is not a negotiation with your roof open.
Watch for: No allowance means the conversation happens at the worst possible moment, when you have no leverage and no roof.
Underlayment specification
The product and its coverage. Metal assemblies often specify a high-temperature underlayment.
Watch for: "Underlayment included" without a product name is the cheapest line to downgrade invisibly.
Flashing, trim and closures
Ridge, hip, eave, rake, valley and every penetration. On metal this is a large share of the labor and it is where the roof either leaks or does not.
Watch for: Reused flashing on a new roof is a false economy that shows up in three years.
Fastener and clip system
For standing seam, the clip type and whether panels are allowed to move thermally.
Watch for: Metal expands and contracts a lot. A panel fastened so it cannot move will oil-can or tear at the fastener.
Ventilation work
What happens to intake and exhaust, since the covering is coming off anyway.
Watch for: This is the cheapest time in the roof's life to fix ventilation, and the most commonly skipped.
Two warranties, stated separately
The manufacturer's product and finish warranty, and the contractor's workmanship warranty. They are different documents covering different failures.
Watch for: Ask for the workmanship term in writing. It is the one that covers installation error, which is the failure mode you are actually exposed to.
Permits and inspections
Who pulls them and whether the cost is in the number.
Watch for: Unpermitted roof work can surface at resale, long after the contractor has gone.

Get the gauge in writing before you compare anything
Two "standing seam" quotes can be different products. Gauge, panel width and finish system all move the price and the lifespan, and none of them appear in a headline total. Fix the specification first, then compare numbers - otherwise you are comparing nothing.
Ask to see a job they finished five years ago
New metal looks good universally. Metal that has been through five winters shows you fastener behavior, finish chalking, and whether the flashing details were done by someone who had done them before.
Do the ventilation while the roof is open
Correcting intake and exhaust costs a fraction of what it costs as a separate job later, and poor ventilation shortens the life of everything underneath the panels.
Sequence solar and metal deliberately
Standing seam is the easiest common roof to mount solar on, because clamps attach to the seams without penetrating the panel. If solar is anywhere in your plans, say so before the panel type is chosen.
Watch the quiet exclusions
Gutters, skylight reflashing, chimney work and rotten fascia are the four items most likely to sit outside a metal roof quote and arrive later as a change order. Ask about each by name.
Take the quotes in writing, not over the phone
A verbal number is not a scope. Everything above is invisible until it is on paper, and a contractor who resists putting it there is telling you something useful.
Where this stops being accurate
A rate model cannot see your roof. It does not know your pitch, how many layers have to come off, whether the decking underneath is rotten, or how many chimneys and valleys the crew has to cut around. Those factors routinely move a real quote 20-40% off a rate estimate in either direction.

How this page is checked

The terms on your quote, explained
A roofing quote is written in trade vocabulary. These are the words that actually change what you are paying for.
- Square
- 100 square feet of roof surface. The unit the entire trade orders, prices, and quotes in - a 2,400 sq ft roof is 24 squares.
- Pitch
- The slope, written as rise over a 12-inch run. A roof climbing 6 inches per 12 horizontal inches is "6/12".
- Decking (sheathing)
- The structural panels over the rafters that everything else fastens to. Its condition is unknown until the old covering is off.
- Underlayment
- The water-resistant layer between decking and covering. Synthetic or felt; it is the roof's second line of defense.
- Flashing
- Metal that seals the joins - around chimneys, walls, valleys and vents. Most roof leaks are flashing failures, not covering failures.
- Drip edge
- Metal at the roof edge that directs water into the gutter instead of behind it. Usually a code requirement.
- Valley
- Where two roof planes meet and channel water. High-volume, cut-heavy, and a common leak point.
- Ridge vent
- Exhaust ventilation along the ridge. Only works if matched by intake at the soffits.
- Tear-off
- Removing the existing covering. One layer is priced into most quotes; a second or third is extra labor and disposal.
- Low slope
- Roughly 3/12 and below, where standard shingle rules stop applying and membrane systems or special underlayment come in.
