A calculator applies an average. These are the things that decide where in the range you actually land.
- Age against rated life The starting point. Work it out with the <a class="alink" href="/roofing/tools/roof-age-calculator/">roof age calculator</a> before anything else.
- Whether the problem is field or flashing A great many "the roof is failing" diagnoses are actually failed flashing, valleys, or boots - repairable, at a fraction of replacement.
- How widespread the damage is Localized damage repairs. Widespread granule loss, curling, or cracking across whole slopes does not.
- Storm history and insurance If damage traces to a specific storm event, that changes the route entirely - it becomes a claim question with its own deadlines.
- What is under the covering Soft decking or evidence of long-term moisture moves the answer toward replacement regardless of how the surface looks.
Common mistakes
Every one of these is something people genuinely do, and most of them cost real money.
- Replacing when a repair would do A contractor who only quotes replacement has answered a question you may not have asked. Get an assessment that distinguishes field failure from flashing failure.
- Repairing a roof at the end of its life The opposite error. Patching a roof with a year left spends money twice.
- Deciding during a storm rush Post-storm is when the least selective contractors are most available. If the roof is not actively leaking, taking time to choose is worth more than moving fast.
- Missing a claim deadline If the damage is storm-related, insurers have notification windows. Establishing the cause early keeps that route open.
Repair or replace - the quick guide
Repair if: the roof is under 15 years old, the damage is in one spot, and the rest of the roof is sound. A repair runs $400-$2,800.

The terms on your quote, explained
A roofing quote is written in trade vocabulary. These are the words that actually change what you are paying for.
- Square
- 100 square feet of roof surface. The unit the entire trade orders, prices, and quotes in - a 2,400 sq ft roof is 24 squares.
- Pitch
- The slope, written as rise over a 12-inch run. A roof climbing 6 inches per 12 horizontal inches is "6/12".
- Decking (sheathing)
- The structural panels over the rafters that everything else fastens to. Its condition is unknown until the old covering is off.
- Underlayment
- The water-resistant layer between decking and covering. Synthetic or felt; it is the roof's second line of defense.
- Ice-and-water shield
- A self-adhering membrane at eaves and valleys that seals around fasteners. Commonly required by code in freeze-thaw climates.
- Flashing
- Metal that seals the joins - around chimneys, walls, valleys and vents. Most roof leaks are flashing failures, not covering failures.
